We understand that finding the right tenant for your property is not your only consideration. The ongoing level of service you receive from your letting agent is fundamental. That is why at David Christopher Estate Agents we strive to provide a high quality, friendly and professional service best suited to your needs and requirements.

Landlord Services

We offer two options of service to landlords Full Management Service and Let Only Service. However, we would be happy to discuss with you any specific requirements you may have. A summary of each service is provided below.

Full Management Service

Our Full Management Service allows you to assign us with the day to day running and administration of your property, alleviating you from the time consuming yet critical responsibilities involved.

From monthly rental collection to emergency call-outs, we undertake to provide you and your tenants with a fully comprehensive service, encompassing all areas of the tenancy.

As part of the service we shall;

  • Visit your property to provide a full market appraisal
  • Market your home extensively through a range of effective marketing channels
  • Accompany all prospective tenants to viewings of your property
  • Carry out full referencing checks of prospective tenants
  • Complete a full 'check-in' procedure with your tenants, including obtaining a signed tenancy agreement and written inventory / schedule of condition
  • Transfer all utilities to the tenant (including taking meter readings)
  • Collect rent monthly by standing order
  • Provide you with a monthly statement of income / expenditure
  • Pay monthly rent directly into your bank account
  • Carry out regular inspections of your property, providing written reports
  • Arrange and carry out minor (or emergency) repairs, up to a pre-agreed limit previously set with yourself (obtaining estimates over this limit)
  • Collect a dilapidation deposit and lodge it with a government accredited deposit scheme
  • Carry out a full 'check out' procedure, including dilapidation inspection

Let Only Service

With our Let Only Service we find you a suitable tenant and then you manage the day to day running and administration of your property. We ensure that everything possible is done to find you a tenant for your property quickly and effectively.

As part of this service we shall;

  • Visit your property to provide a full market appraisal
  • Market your home extensively through a range of effective marketing channels
  • Accompany all prospective tenants to viewings of your property
  • Carry out full referencing checks of prospective tenants
  • Complete a 'check-in' procedure with your tenants, including obtaining a signed tenancy agreement
  • Transfer all utilities to the tenant (including taking meter readings)
  • Collect the first month's rent and dilapidation deposit, which is subsequently forwarded to you
  • Set up standing order rental payments to be paid direct in to your account by the tenants

Tenants

Our aim when you contact David Christopher Estate Agents is to meet your exact rental requirements as quickly and as satisfactorily as possible We will endeavour to match your budget and needs with a property of compatible specification. After discussing your requirements with you, we will arrange for you to view all properties which we believe will meet your criteria. Viewings are always accompanied by a member of our staff, allowing us to give you as much information about each property and its locality as possible.

Once you have selected your property, we will request a holding fee and referencing fee from you together with your completed application form. This will reserve your property for you whilst we take up appropriate references.

On or before your arranged move-in date, we will complete the paperwork, to include signing of your tenancy agreement, arrangement of a monthly standing order for your future rental payments, and if applicable, we will provide you with an inventory of your property, to be signed and returned to us.

On or before the day of occupation you will be required to pay the following in cleared funds;

  • First Month's Rent
  • Dilapidation deposit
  • Agency Administration Fee

We will inform all the necessary utility companies of your tenancy and will transfer supplier accounts into your name on your behalf.
